The city at the freeway crossroads
Milpitas sits at the north end of Santa Clara County, about 6 miles north of downtown San Jose, where I-880, I-680 and Highway 237 come together. Calaveras Boulevard crosses the city east to west, Montague Expressway runs along its south edge, and the Great Mall and the Milpitas BART and light rail station anchor the southern part of town. To the east, the land rises into the foothills of Ed Levin County Park.
That geography gives Milpitas three distinct kinds of move: new buildings near transit, established tract neighborhoods in the middle, and hillside homes on the east side.
New buildings near the Great Mall and BART
The area around the transit station and Montague Expressway has filled with new apartment and condo buildings and townhome communities. These are building moves: a reserved elevator, a loading zone or garage entrance chosen by management, and often a request for a certificate of insurance. We issue COIs at no charge as soon as we have the property name, mailing address and email. Elevator waiting is billed as part of the job time, so book the elevator for our arrival window. Watch the clearance on any garage entrance; a box truck may need to load at the street instead.
Milpitas moving rates
A one- or two-bedroom condo near the station is typically a 3-mover job at $175 an hour. A small studio with little furniture can be 2 movers at $145. A Sunnyhills or foothill house with four bedrooms, or three bedrooms over 1,800 square feet, gets 4 movers at $235. The minimum is 3 hours, then 15-minute increments, at the same rate all week. From a studio to four bedrooms: Milpitas move costs
Because the hourly rate alone says little about the total, we grouped the billed hours from local jobs we closed between July and October 2026 by home size and kept the middle half of each group for the table. What you pay is the hours worked times the rate, in 15-minute steps after the 3-hour minimum.

In the newer towers the time is in the reserved elevator and the loading zone, while in two-story homes it goes into stairs and garages that have collected years of storage.
Sunnyhills and the middle of town
Sunnyhills, near Calaveras Boulevard and Weller Road, and the neighborhoods around it are established single-family streets of ranch houses and two-story tract homes, with townhome complexes mixed in. These load from the driveway, and the day usually goes smoothly. Plan ahead for the garage, which tends to hold more than people expect.
The east foothills
Above Evans Road and toward Ed Levin park, streets climb and curve, and some homes have sloped driveways and views over the valley. A loaded truck stays on level ground, so a steep drive means a longer carry. We look at the slope during the on-site estimate and plan the carry and the time around it.

Between mid-July and late October 2026, Milpitas sent us 4 quote requests, all for local moves, and 2 of them have booked or been completed. Two-bedroom homes were the most common size.
Plan a Milpitas move in four steps
