Sunnyvale is about 8 miles west of downtown San Jose and almost perfectly flat, laid out in a grid between US-101 and I-280 with Highway 85 and Highway 237 on its edges. Mathilda Avenue, Fremont Avenue, Homestead Road, El Camino Real and Central Expressway are the main roads across town. Downtown centers on historic Murphy Avenue and the Caltrain station, and the north end runs out to Moffett Park and the bay.

Flat ground and wide streets make Sunnyvale one of the easier cities in the area to load in. The variables are the houses themselves and the buildings downtown.

Cherry Chase and other Eichler tracts

Sunnyvale has many Eichler tracts, and Cherry Chase in the southwest is the best known. Entry atriums, walls of glass and radiant heat in the slab floors mean we protect glass and floors carefully and never drag anything across the concrete.

Birdland, Ponderosa Park and Lakewood

Mostly single-story ranch homes on regular lots, with driveways that fit the truck. Garages are the main time sink.

Downtown and Murphy Avenue

Larger family houses toward Cupertino, some two-story.

El Camino corridor

Large apartment complexes with long walks and stairs.
