San Leandro Movers for Older Homes, Tract Streets and the Hills

San Leandro sits on the flat shore of the bay between Oakland and Hayward, with the San Leandro Hills rising along its eastern edge. Downtown gathers around East 14th Street and the BART station, the marina and shoreline park sit out on the west side, and Interstates 880 and 580 frame the city on either side. For a mover, that geography splits San Leandro into three kinds of jobs: the older north end, the postwar tract neighborhoods on the flats, and the hillside streets up toward Bay-O-Vista.

We are Spartan Moving Systems, based in San Jose, and we send our own crews up to San Leandro. Before we quote, we ask which of those three areas you are in, because it changes the parking plan and how long the carry takes.

San Leandro is about 30 miles northwest of downtown San Jose in a straight line. Its closest neighbors with their own pages are Castro Valley, about 4 miles away, and Hayward and Alameda, about 6 miles each. Quote requests from San Leandro itself between mid-July and late October 2026 were too few to give a fair picture, so we leave the numbers out here.

Estudillo Estates and Broadmoor

The north end has homes from the 1920s and 1930s in Tudor, colonial and Mediterranean styles. Front steps, arched doorways and original hardwood are the norm, so sofas often leave on their ends and floors get runners from the door to the truck.

Washington Manor, Mulford Gardens and the flats

South and west of downtown, most blocks are single-story postwar homes with a driveway and an attached garage. These are among the most straightforward moves in the East Bay: a short level carry, the truck in the driveway or at the curb, and a garage that usually holds more than people expect.

Bay-O-Vista and the upper hills

East of I-580 the streets climb. Many homes are split-level or sit above a steep driveway, and some have stairs between the garage and the living space. We look at the grade before move day.

From San Jose the drive is up I-880 through Fremont and Hayward, with I-680 to I-580 as the other way in for hill addresses. You are not charged for the drive to your door. The clock only matters on the road between your old and new home: when those two addresses are more than 10 minutes apart, California rules double the drive time on the bill. A move from Washington Manor to Bay-O-Vista is often under that line, while San Leandro to Pleasanton or San Francisco is not. Morning crews arrive in a 9 to 11 AM window, and the lead mover calls about 30 minutes ahead.

Most San Leandro houses have their own driveway, so the truck often parks right there and nobody needs to touch the street. On busier corridors like East 14th Street, Davis Street and MacArthur Boulevard, we avoid stopping on the arterial and use a side street instead. Apartment buildings near downtown and the Bay Fair area may have their own move rules; ask the manager whether they want a certificate of insurance, and we send it at no charge once we have the management company name, mailing address and email.

A typical two- or three-bedroom flatland home goes with three movers at $175 per hour. Larger hill houses, a three-bedroom over 1,800 square feet or anything with four bedrooms gets four movers at $235 per hour. Two movers at $145 per hour suits a studio or a very small load. Rates are the same on weekends, there is a 3-hour minimum, and after that we bill in 15-minute steps. How long a San Leandro move takes, and what it costs
