Belmont sent us too few quote requests between mid-July and late October 2026 to report a number. The town has plenty of apartments and condos alongside its hillside houses, and we plan each move around which of the two you are in.
02A small city that climbs
Belmont sits between San Mateo and San Carlos, about 25 miles northwest of downtown San Jose. US-101 and the Caltrain line run along its eastern edge, El Camino Real cuts through the lower part of town, and Ralston Avenue is the main road from the freeway up into the hills. Where Ralston meets the Alameda de las Pulgas you reach Carlmont, with its shopping center and high school. Notre Dame de Namur University and the historic Ralston Hall sit on the slope above downtown, and Waterdog Lake marks the open space at the top of the western hills.
03Three kinds of Belmont move
Flatland cul-de-sacs
Sterling Downs and Homeview, near US-101, are mostly mid-century single-story homes on short streets that end in a circle. The circle fills with parked cars by evening, so the truck placement and arrival time get worked out in advance.
Hillside homes
The Belmont Hills, Carlmont Woods and Western Hills have houses on sloped lots, often with views of the Bay. Expect steep driveways, front steps, split levels and garages under the house. These are the moves where crew size matters most.
Apartments and condos
Buildings along El Camino and near the Caltrain station often want a certificate of insurance and an elevator booking. We send the COI free once we have the HOA or management company's name, mailing address and email. Time spent waiting for an elevator counts as job time, so a reserved elevator saves you money.
04Streets that climb and curve
Upper Belmont streets wind across the ridges, and many have no straight stretch long enough for a truck to park level. Some driveways are too steep or short for a box truck. When that happens, David checks the access ahead of time and lets you know if a shuttle is needed, since that adds truck rental and labor. Along Ralston Avenue itself, school and commute traffic around Carlmont slows things down in the morning and mid-afternoon, which we factor into the arrival plan.
05The drive up from San Jose
From San Jose, Belmont is reached up US-101, which has its own Ralston Avenue exit, or up I-280 and down Ralston from the hills. Peninsula mornings start in the 8-10 AM window, and the crew calls about 30 minutes before arriving. We do not charge for the drive to your first address.
06Rates for a Belmont move
The rate is hourly and does not change on weekends. A three-person crew is $175 an hour and covers most apartments and smaller houses. Four movers at $235 an hour are for a three-bedroom over about 1,800 square feet, or for four bedrooms or more. A pair of movers at $145 an hour is an option for very small jobs. All jobs have a 3-hour minimum, then 15-minute increments. Stairs and long carries are part of the hourly time, not extra fees. Packing materials are billed as used; blankets, tape, floor protection and furniture assembly are included.
Typical cost to move in Belmont
These ranges come from the hours on jobs our own crews finished and closed this year, multiplied by the matching crew rate. They are a guide, not a quote: your invoice reflects the actual time on your job.
| Home size | Crew | Typical hours | Typical cost |
|---|---|---|---|
| Studio | 3 movers, $175/hr | 3 to 4 hours | $525 to $700 |
| 1 bedroom | 3 movers, $175/hr | 3 to 5 hours | $525 to $875 |
| 2 bedrooms | 3 movers, $175/hr | 4.5 to 7.75 hours | $788 to $1,356 |
| 3 bedrooms, under about 1,800 sq ft | 3 movers, $175/hr | 7 to 12.5 hours | $1,225 to $2,188 |
| 3 bedrooms over about 1,800 sq ft, or 4+ bedrooms | 4 movers, $235/hr | 7 to 12.5 hours | $1,645 to $2,938 |
Based on billed hours from local moves for direct customers that we closed July to October 2026 (middle 50%), drive between addresses included; account or partner-billed jobs and full-packing jobs excluded. Add packing materials used. The 3-hour minimum applies to every move.
Steep driveways, front steps and split levels are common toward Carlmont, and when a driveway is too steep for a box truck the extra carry from the street shows up in the hours.
07Before a Belmont move
- If you live on a cul-de-sac, ask neighbors to leave the curb at the bulb clear for the morning.
- Check with the city whether your block needs a parking permit for a truck, and tell us what you find. We can help with the plan.
- For a building, send us the management contact for the COI at least several days ahead and reserve the elevator.
- On a hillside lot, send a photo of the driveway from the street.
- Book an on-site estimate for a house. We do not estimate by video.

FAQQuestions and answers
Can you move a piano down a hillside driveway in Belmont?
Yes. A grand piano always gets four movers. An upright gets four when there is a flight of stairs involved, which is common on Belmont's hillside lots.
Do you charge more for stairs or a steep walk?
No. Local moves are hourly, so stairs and long carries are already covered by the time, with no added fee.
My condo building needs a COI. How does that work?
We issue the certificate at no charge. Send the HOA or management company name, its mailing address and its email address, and we take it from there.
Can you stop at a storage unit on the way?
Yes. On a local move an extra stop costs only the time it takes, with no stop fee.
What forms of payment do you accept?
Cash, money order, Visa and Mastercard, with a 3% fee on cards. We do not accept checks.
