A planned city on the water
A
Foster City did not grow the way older Peninsula towns did. It was planned and built on filled marshland at the edge of the bay, and its neighborhoods are arranged around a 218-acre man-made lagoon that winds through the middle of town. Many houses back directly onto the water, with a small dock or a patio at the end of the yard. Main roads like Foster City Boulevard, East Hillsdale Boulevard and Beach Park Boulevard loop around the lagoon fingers, and bridges carry the streets across it. Metro Center, near Highway 92, holds the city's main shopping and office buildings, and large employers keep a steady flow of people moving in and out for work.
The ground is flat, the streets are wide and orderly, and there are almost no hills to fight. What takes planning in Foster City is not terrain but organization: HOAs, gates, shared driveways, guest parking and building rules.
Three kinds of Foster City moves
ALagoon-side single-family homes
Mostly one and two-story houses with an attached garage in front. Loading is simple through the garage. Patio furniture and gear from a back deck on the water means a longer carry around the side of the house, so tell us about it.
Townhome and HOA communities
Clusters of townhomes share driveways, private lanes and guest spaces. Some are gated. Most HOAs want to know a mover is coming, and many ask for a certificate of insurance naming the association.
Apartment and condo buildings
Larger complexes and mid-rise buildings around Metro Center and along the main boulevards come with elevators, garage clearances and set hours for moves. Elevator waiting time counts toward the job, so a reserved slot pays for itself.
The paperwork part
AWe provide certificates of insurance at no charge. To issue one we need the HOA or management company's name, its mailing address and an email to send it to. Send those to us about a week ahead, along with any gate code or loading instructions, so the crew can get straight in.
The city has an encroachment permit process for activity in the public right-of-way, such as placing a storage container on the street. If the truck can load from a driveway or the building's own loading area, it usually does not come up. If it will sit on a public street, we check the city's current rules for your address with you.
Bridges, highways and the drive
AFoster City is about 26 miles northwest of downtown San Jose, a straight run up US 101. Our crews leave from San Jose and the trip to you is free. Inside the city, the lagoon means the way to your door depends on which bridge you cross, so we look at it ahead of time. Highway 92 runs along the north edge of town and on to the San Mateo Bridge, the direct link to Hayward and the East Bay. Drive time between your pickup and drop-off is billed, and doubled if they are more than 10 minutes apart under California rules. The first Peninsula job of the day arrives between 8 and 10 AM, with a call about 30 minutes ahead.
Foster City move checklist
A- Ask your HOA or building manager about move hours, elevator booking, where the truck may stand and whether a COI is required.
- Reserve guest parking or a loading spot if your complex allows it.
- Expect afternoon wind off the bay; keep mattresses covered and lampshades boxed.
- Plan for TVs: we take them off the wall and reconnect them, but we do not wall-mount.
- Tell us about stairs inside a townhome. Many have bedrooms two levels up from the garage.
Pricing for Foster City homes
AA Foster City townhome or two-bedroom condo usually takes 3 movers at $175 an hour. Two movers at $145 handle a very small load, and a larger single-family home, three bedrooms over 1,800 square feet or four bedrooms and up, gets 4 movers at $235. The minimum is 3 hours, followed by 15-minute increments, and weekend rates match weekday rates. Every full-service move includes floor protection, blankets, tape, borrowed wardrobe boxes and furniture disassembly and reassembly. Packing materials are charged only as used.
Foster City moving cost by home size
Rather than quote a vague starting price, we sorted the final invoices on our own recent local moves by bedrooms and priced each range at the crew rate for that size. Easy access and packed boxes pull a move toward the low end; we bill only the hours the move takes, with a 3-hour minimum.
| Home size | Crew | Typical hours | Typical cost |
|---|---|---|---|
| Studio | 3 movers, $175/hr | 3 to 4 hours | $525 to $700 |
| 1 bedroom | 3 movers, $175/hr | 3 to 5 hours | $525 to $875 |
| 2 bedrooms | 3 movers, $175/hr | 4.5 to 7.75 hours | $788 to $1,356 |
| 3 bedrooms, under about 1,800 sq ft | 3 movers, $175/hr | 7 to 12.5 hours | $1,225 to $2,188 |
| 3 bedrooms over about 1,800 sq ft, or 4+ bedrooms | 4 movers, $235/hr | 7 to 12.5 hours | $1,645 to $2,938 |
Source: final invoices on our own local moves for direct customers, July to October 2026, middle half of each size group, not counting account or partner-billed jobs or jobs where we packed the whole home. Materials are billed as used; minimum 3 hours, then 15-minute increments.
The terrain is flat, so the time here goes into organization: HOAs, gates, shared driveways and building elevators, and elevator waiting is billed as part of the job.

Questions and answers
QDoes my HOA need a certificate of insurance?
Many Foster City HOAs and buildings ask for one. We provide it free once we have the association or management company name, mailing address and email.
QIs elevator time charged?
Yes, waiting for an elevator is part of the job time. Booking the elevator for your move window keeps that short.
QCan you move me across the San Mateo Bridge to the East Bay?
Yes. Drive time between the two homes is billed, and doubled if they are more than 10 minutes apart.
QWhat day costs least?
Our hourly rate is the same every day, weekends included.
QHow do I pay?
Cash, money order, Visa or Mastercard. Cards have a 3% fee, and we do not take checks. Tips go directly to the movers.
