Two kinds of move on the west side

West San Jose is the stretch of the city between Highway 17 and I-880 on the east and the Cupertino and Saratoga lines on the west, with Santa Clara above it and Campbell below. I-280 cuts across the top, and Stevens Creek Boulevard, Winchester Boulevard, Saratoga Avenue and Lawrence Expressway carry most of the traffic.

A move here tends to be one of two very different jobs. Near Santana Row and Westfield Valley Fair it is a building move: mixed-use towers and apartment complexes with elevators, loading docks and management rules. On the quiet grids of 95129 and 95130 it is a house move: a single-story ranch home, a two-car garage and a truck in the driveway.

Building move or house move

  • Where the truck goes. Building: an assigned loading area, sometimes a dock with a height limit. House: the driveway or the curb out front.
  • What sets the pace. Building: the elevator and the walk down the corridor. House: the garage and how many rooms are packed.
  • Paperwork. Building: a certificate of insurance and a reserved time slot. House: usually none, unless the truck needs a curb permit.
  • Typical crew. Building: 3 movers for most one- and two-bedroom units. House: 3 or 4 depending on size.

Notes on the buildings

Residences around Santana Row sit above shops and restaurants, so management controls move hours, books the freight elevator and tells us where the truck may stand. Waiting for a shared elevator is part of the job time, so a reservation that starts when we arrive saves you money. We supply the COI for free once the property manager's name, mailing address and email reach us.

Weekend crowds and holiday shopping traffic around Valley Fair can slow the truck on Stevens Creek and Winchester. A weekday morning is the calm option.

Three steps for a ranch-home move

1. Empty the driveway

Ranch homes here almost always load from the driveway. Move the cars to the street the night before.

2. Work through the garage

A single-story house hides its volume in the garage and side yard. Decide early what goes, what is donated and what is hauled away.

3. Measure the new place

If you are trading a house for a condo, measure sofas and sectionals against the new door and elevator. If the curb is the only option, San Jose DOT issues a Tow-Away Permit; allow about two weeks.

Our San Jose figures

Our records do not split out West San Jose, so here is the citywide picture. From mid-July through late October 2026, San Jose addresses sent us 39 quote requests, not counting account work, and 24 of them booked or completed. One-bedroom homes led, then three-bedroom homes. In the west-side ZIPs we track (95117, 95129, 95130) there was only one request in that window, too few to describe.

Cost of a West San Jose move

Most condo and apartment moves here run with 3 movers at $175 an hour. A ranch house of three bedrooms over 1,800 square feet, or four bedrooms and up, gets 4 movers at $235. A 2-mover crew at $145 is for a very small load only. You pay a 3-hour minimum and then by the quarter hour, the same price any day of the week, and boxes only as used. The west side is about 5 miles from downtown San Jose, and we never bill for getting to you. More detail is on moving cost.

Typical cost to move in West San Jose

Since every home is billed by the clock, we checked how long our recent local moves took, home size by home size, and converted the hours to dollars at our crew rates. These are typical ranges, not quotes. The final number comes from the time on the job, billed hourly.

Home sizeCrewTypical hoursTypical cost
Studio3 movers, $175/hr3.5 to 4 hours$613 to $700
1 bedroom3 movers, $175/hr3 to 4.5 hours$525 to $788
2 bedrooms3 movers, $175/hr4.5 to 7.75 hours$788 to $1,356
3 bedrooms, under about 1,800 sq ft3 movers, $175/hr7 to 12.5 hours$1,225 to $2,188
3 bedrooms over about 1,800 sq ft, or 4+ bedrooms4 movers, $235/hr7 to 12.5 hours$1,645 to $2,938

Based on billed hours from local moves for direct customers that we closed July to October 2026 (middle 50%), drive between addresses included; account or partner-billed jobs and full-packing jobs excluded. Add packing materials used. The 3-hour minimum applies to every move.

A ranch home on the quiet grids of 95129 and 95130 with a truck in the driveway usually moves quickly, while Santana Row buildings depend on the freight elevator and management's schedule.

Questions and answers

Is elevator waiting time included in the price?

It is billed as part of the job time, like loading. Reserving the freight elevator for our arrival keeps that time short.

My building wants a COI. How fast can you send it?

We issue certificates of insurance at no charge. Send the management name, mailing address and email as early as you can so it is on file before move day.

Can you take down and hang my TV?

We dismount TVs and can reconnect them at the new place, but we do not wall-mount. Plan a mounting service if you want it back on a wall.

Is a Saturday move more expensive?

No. Our hourly rate is the same every day. Weekend traffic near Santana Row can add drive time, though, so a weekday is often quicker.

What if my truck gets a ticket for double parking at the building?

Double-parking citations are added to the bill under our policy, so we plan a legal loading spot with management ahead of time.
