Most of our work is residential: a family leaving a house in Willow Glen, a couple moving from a San Francisco flat to a Peninsula townhome, a renter going from one Oakland apartment to another. Every home brings its own mix of stairs, elevators, parking and furniture, and the way we plan the day starts with the type of home at each end.
02How the type of home changes the plan
| Home | What we plan around |
|---|---|
| Apartment with an elevator | Reserve the elevator if the building allows it. Waiting for it is billed as job time, so a reserved car saves money. |
| Walk-up apartment or flat | Stair count at both ends. There is no stair fee; stairs add time, and we size the crew so that time stays reasonable. |
| Condo or HOA building | Most ask for a certificate of insurance. Ours is free; send the HOA name, mailing address and email. |
| Single-family house | Garage, attic and side yards, which hold more than people expect. Bedrooms and square footage set the crew size. |
| Hillside home | Outdoor stairs, steep driveways and how close a 26-foot truck can get. David checks access before move day and tells you if a shuttle is needed. |
03Crew size by home size
| Home | Usual crew | Rate | Time range David gives |
|---|---|---|---|
| Studio | 3 movers (2 for a very small load) | $175 ($145) | 3 to 4 hours |
| 1 bedroom | 3 movers | $175 | 3 to 5 hours |
| About 1,200 sq ft | 3 movers | $175 | 5 to 6 hours, double drive time included |
| 3 bedrooms over 1,800 sq ft | 4 movers | $235 | Quoted after a look at the home |
| 4 bedrooms, about 2,200 sq ft | 4 movers | $235 | 7 to 9 hours |
The same rate applies every day. The first 3 hours are the minimum; after that, billing is in 15-minute steps. Packed boxes, clear paths and a reserved elevator pull a move toward the short end of its range.
04What Bay Area homes looked like in 2026
Among the quote requests we received from mid-July to late October 2026 that listed a home size, one-bedroom and two-bedroom homes came up most often, in about equal numbers. Three-bedroom homes were next, then studios, then homes with four or more bedrooms. That is why our standard crew is three movers: it fits the most common Bay Area home, and it is the crew most quotes are written for.
05Before the crew arrives
- Pack loose items in boxes; plastic bags are not loaded.
- Empty dresser drawers. Folded clothes can sometimes stay; the foreman makes the call.
- Leave food out of the refrigerator and the truck.
- Have someone on your side for water and gas lines on appliances.
- Send a photo of anything around 300 lb or more so David can confirm the approach.
- Keep documents, medication and jewelry with you.

06Included on every residential move
Moving blankets, tape, wardrobe boxes (about eight, returned after the move; $25 for each one you keep), floor protection with carpet runners and blankets, and taking apart and putting back together beds, tables and other furniture. There is no charge for mileage, fuel, stairs, elevators or long carries beyond the time they take. Boxes and other packing supplies are billed as used, and two packing packages are available if you want help with the fragile pieces or the whole home: see movers and packers.
07Paying and saving
No deposit on a local move. You pay at the end by cash, money order, Visa or Mastercard; cards carry a 3% fee, and we do not accept checks, Zelle or Venmo. Returning customers get 7% off, friend referrals 5% and real-estate-agent referrals 7%; mention the name or phone number of the person who referred you.
FAQQuestions and answers
Do you charge extra for stairs?
No. Stairs are not a separate fee. They add time to an hourly move, so tell us the stair count at both homes.
Is the rate per mover?
No. The hourly rate is for the whole crew and the truck. Three movers are $175 per hour, not $175 each.
Do I have to pay a deposit to book?
No deposit on a local move. You pay at the end of the job.
Can I get a firm maximum price?
Yes. Book a free on-site inspection and you get a not-to-exceed price. Phone and email quotes are estimates and not binding.
Will you move my TV?
Yes. We take it off the wall if no specialized tools are needed and can connect and set it up at the new home. We do not mount TVs.
