Do I need to call the gate before move day?
Yes. Add our company name and arrival window with the guard or management office a few days ahead, so the crew drives straight in.

Silver Creek movers for gated communities and large two-story homes in the 95138 foothills. Gate lists, HOA COIs and 4-mover crews. Call 1-877-417-6060.
Silver Creek climbs out of the valley east of US-101 in the southeast corner of San Jose. Silver Creek Valley Road is the spine: it leaves the freeway, passes business parks and townhome communities on the flat ground, then winds up into rolling hills where the houses get larger and the views open across the valley. Evergreen borders it to the north, and Hellyer County Park and the Coyote Creek trail sit just across the freeway. The neighborhood is about 6 miles southeast of downtown San Jose. Quote requests from ZIPs 95135 and 95138 this season were too few to report as a number.
Most of the neighborhood was built far later than central San Jose, and a good share of it sits behind a gate, including the Silver Creek Valley Country Club. That one fact shapes more Silver Creek moves than traffic or parking ever does.
A crew that is not on the gate list waits at the entrance, and the clock runs while it waits. A few days ahead, give the gate or the management office our company name and your 8-10 AM arrival window. If the association wants a certificate of insurance naming it, we issue one free; we just need the HOA name, its mailing address and an email to send it to.
Ask for the written move rules too. Some communities set move hours, limit truck size, or ask trucks to stay off certain private streets. Knowing that before you pick a date is far easier than learning it at the guard house.
Upper Silver Creek is mostly two-story homes with three-car garages, tall entries, open great rooms and a staircase that often curves. Lower down, closer to the freeway, there are townhomes and condos with attached garages.
The larger homes bring larger pieces: sectionals, long dining tables, California king beds, armoires, gym equipment and sometimes a piano. Bed frames and tables come apart and go back together as part of the job. Banisters get padded and the floors get runners before anything leaves a room. A grand piano always gets 4 movers; an upright gets 4 only when there is a flight of stairs.
Hillside lots can mean a sloped driveway. If a drive is too steep for a loaded truck, we park on level pavement and plan for a longer carry with dollies.
Because so many homes here have four or more bedrooms, or three bedrooms over 1,800 square feet, the usual crew is 4 movers at $235 an hour. Townhomes and smaller houses are typically 3 movers at $175. Two movers at $145 is only for a very small load. The minimum is 3 hours, then 15-minute steps, and the rate does not change on weekends. Travel to your gate costs nothing, and on a local move a second stop costs only the time it takes. Full packing is worth considering for a big house; see packing and storage.
The table below comes from the billed time on our recent local jobs for direct customers where the home size was recorded. Easy access and boxes packed ahead pull a move toward the low end. Local moves are billed by the hour, never as a flat price.
| Home size | Crew | Typical hours | Typical cost |
|---|---|---|---|
| Studio | 3 movers, $175/hr | 3.5 to 4 hours | $613 to $700 |
| 1 bedroom | 3 movers, $175/hr | 3 to 4.5 hours | $525 to $788 |
| 2 bedrooms | 3 movers, $175/hr | 4.5 to 7.75 hours | $788 to $1,356 |
| 3 bedrooms, under about 1,800 sq ft | 3 movers, $175/hr | 7 to 12.5 hours | $1,225 to $2,188 |
| 3 bedrooms over about 1,800 sq ft, or 4+ bedrooms | 4 movers, $235/hr | 7 to 12.5 hours | $1,645 to $2,938 |
Hours are the middle half of billed hours on our recent local moves for direct customers, July to October 2026, including the drive between homes; account and partner-billed jobs and jobs with our full packing service are left out. Packing materials are extra, and every job has a 3-hour minimum ($525 with 3 movers).
Two-story homes with three-car garages and curving staircases take time, and on a hillside lot with a sloped driveway we park on level pavement and plan for a longer carry.
Relocating out of state? Start with long-distance moving.
Yes. Add our company name and arrival window with the guard or management office a few days ahead, so the crew drives straight in.
Yes, free. Send us the association name, mailing address and email address and we issue it before the move.
Four movers at $235 an hour. A home that size moves more smoothly with a fourth person on the stairs.
If the drive is too steep for a loaded truck, we park at the street and carry, which we account for in the estimate.
No. Estimates are done on site, which matters in larger homes where it is easy to forget a room.
