Communications Hill Movers, Floor by Floor

Communications Hill movers for 95136 three-story townhomes and condos on steep, switchback streets. 3 movers $175/hr. Call 1-877-417-6060.

How booking works
  1. Read your HOA rules on move hours, truck parking and guest spaces, and send them to us.
  2. Give us the HOA name, mailing address and email so we can issue a free certificate of insurance.
  3. Note what is on each floor and anything heavy on the top level, like a treadmill or a safe.
  4. Measure the stair turn if you own a sectional, a king box spring or a tall armoire.

A home stacked three levels high

Most homes on the hill are newer townhomes built tall and narrow on sloping lots, and the floor plan is nearly always the same story told in a different color:

  • Ground level: the garage, the front entry and maybe a small office or guest room.
  • Middle level: kitchen, dining and living room. The sofa, the table and the bookcases live here.
  • Top level: bedrooms. Every dresser, bed frame and mattress makes two flights of stairs each way.

That means a two-bedroom here can take longer than a bigger single-story house in the flats. The stairs are the job, not the square footage.

Grades, switchbacks and private streets

The streets climb and double back on themselves, and many are private lanes inside an HOA. A truck needs a level spot that does not block a neighbor's garage. Where the street is too steep or narrow right at your door, the crew parks on the nearest flat stretch and carries a little farther. Guest spaces, if your HOA lets us use them, can make that walk much shorter.

If the only practical spot is a public city street, San Jose's Department of Transportation issues a Tow-Away Permit to hold the curb. The city suggests applying about two weeks ahead.

The numbers we can share

ZIP 95136 had no quote requests on our books between mid-July and late October 2026, so we are using citywide figures here. San Jose sent us 39 quote requests in that period, not counting account work, and 24 booked or completed. One-bedroom homes led, with three-bedroom homes next.

Where the hill is

Communications Hill rises in the middle of San Jose about 4 miles southeast of downtown, named for the antenna towers on its summit. State Route 87 runs along the west side, Monterey Road along the east, and Curtner and Hillsdale Avenues pass near the south end. Tamien Station, with Caltrain and light rail, sits at the north foot of the hill. The long public staircase up the slope is a well-known local workout, which tells you something about the grades. Willow Glen is across 87, and Blossom Valley and Edenvale are a short drive south.

Crew size and stairs

For a two- or three-bedroom townhome we usually send 3 movers at $175 an hour. Two movers at $145 an hour suits a studio condo or a light load. Three bedrooms above 1,800 square feet or four bedrooms and more gets 4 movers at $235 an hour. Billing starts with a 3-hour minimum and then moves in quarter hours. The crew drives over from San Jose at no charge.

How long a Communications Hill move takes, and what it costs

For a realistic sense of the total, we sorted our latest local moves by the size of the home and read off the hours, and the table below is the result. No two Communications Hill homes pack the same way; you are billed by the hour, so the clock on move day sets the total.

Home sizeCrewTypical hoursTypical cost
Studio3 movers, $175/hr3.5 to 4 hours$613 to $700
1 bedroom3 movers, $175/hr3 to 4.5 hours$525 to $788
2 bedrooms3 movers, $175/hr4.5 to 7.75 hours$788 to $1,356
3 bedrooms, under about 1,800 sq ft3 movers, $175/hr7 to 12.5 hours$1,225 to $2,188
3 bedrooms over about 1,800 sq ft, or 4+ bedrooms4 movers, $235/hr7 to 12.5 hours$1,645 to $2,938

Source: final invoices on our own local moves for direct customers, July to October 2026, middle half of each size group, not counting account or partner-billed jobs or jobs where we packed the whole home. Materials are billed as used; minimum 3 hours, then 15-minute increments.

Tall, narrow townhomes put the bedrooms two or three floors above the garage, so stair trips are the main driver of hours; there is no stair charge, just the time.

Questions and answers

Why does my small townhome take so long to move?

Because of the stairs. Bedroom furniture goes down two flights and then out through the garage. Having every box packed and sealed before the crew arrives keeps it as short as possible.

Can the truck park in the guest spaces?

Only if your HOA says yes. Ask management in writing, and we will plan around their answer.

Will a king mattress make it up my stairs?

Most do, sometimes bent around the turn. Box springs are the usual problem. Measure the landing and tell us before move day so we can plan around it.

Is there a charge for waiting on HOA approval at the gate?

Any time the crew spends waiting on site is part of the job time, the same as elevator waits in a building. Having the gate code and approvals ready keeps that to a minimum.

Do you mount TVs in the new home?

No. We take wall-mounted TVs down and can reconnect them, but we do not mount them on walls.

Can you do the move on a Sunday?

Yes, if your HOA allows it. Our rate is the same every day of the week.
