Do you provide a certificate of insurance for my building?
Yes, free. Send the management company's name, mailing address and email and we prepare it.

Santana Row movers for condos, lofts and apartments above the shops on Stevens Creek Boulevard. 3 movers $175/hr, 3-hour minimum. 1-877-417-6060.
Santana Row is a mixed-use district on Stevens Creek Boulevard in West San Jose, across from Westfield Valley Fair. Its main street is lined with restaurants, boutiques and a hotel, and the floors above are homes: rental apartments, lofts, townhomes and condominiums. Winchester Boulevard runs along one side, and I-280 and I-880 meet just to the north. The streets around it hold larger apartment complexes and older single-family neighborhoods.
Moving in or out here is mostly about the building. Most residences have a management office that sets move hours, assigns a loading area and reserves the elevator. Many also ask for a certificate of insurance. We provide that COI free; we just need the management company's name, mailing address and email. Once the date is approved, the crew works between the loading area and your unit using the reserved elevator.
Elevator waiting time is billed as part of the job, so a reserved elevator means a faster move and a smaller bill. Hallways in newer buildings are long but wide, and the units themselves are usually easy to work in.
Santana Row is busiest on weekend afternoons and evenings, when foot traffic fills the street and the garages. A weekday morning start avoids most of that. Underground garages often have low clearance, so the truck uses the assigned loading spot or the street rather than a garage. If the building has no dedicated dock, ask management where moving trucks should stop.
Not every home here sits on an elevator. Townhomes and some lofts have private entries with an interior stair, sometimes two levels of it, and those moves look more like a house move than a condo move. Spiral or open stairs in lofts limit what can go up whole, so tell us about them when you request a quote. Beds, desks and dining tables come apart and go back together at no extra charge on a full-service move.
Our 95128 data holds just one request, too few to report. Citywide, San Jose produced 39 non-account quote requests from mid-July to late October 2026, and 24 of them became booked or completed moves. Studios made up 5 of the requests, and most of the rest were one- to four-bedroom homes.
A one- or two-bedroom unit is usually a three-mover job at $175 an hour. Two movers at $145 make sense only for a studio or very small load, or when you ask. Large units of three bedrooms over 1,800 square feet, or four bedrooms or more, get four movers at $235. There is a 3-hour minimum, then 15-minute increments, at the same rate every day.
We started from the billed time on moves we completed from mid-July to mid-October 2026, then applied the standard crew rate for each size. A quarter of those jobs ran shorter and a quarter ran longer. For a firm ceiling, ask for a free on-site inspection and a not-to-exceed price; otherwise the cost is hourly.
| Home size | Crew | Typical hours | Typical cost |
|---|---|---|---|
| Studio | 3 movers, $175/hr | 3.5 to 4 hours | $613 to $700 |
| 1 bedroom | 3 movers, $175/hr | 3 to 4.5 hours | $525 to $788 |
| 2 bedrooms | 3 movers, $175/hr | 4.5 to 7.75 hours | $788 to $1,356 |
| 3 bedrooms, under about 1,800 sq ft | 3 movers, $175/hr | 7 to 12.5 hours | $1,225 to $2,188 |
| 3 bedrooms over about 1,800 sq ft, or 4+ bedrooms | 4 movers, $235/hr | 7 to 12.5 hours | $1,645 to $2,938 |
Figures use the middle half of billed hours from local moves we completed for direct customers July through October 2026, drive time between homes included, account and full-pack jobs left out. Boxes and other supplies are extra, and no job bills under 3 hours.
Condos above the shops move between a reserved elevator and the loading area, while townhomes and lofts with private entries add one or two levels of interior stairs.
Santana Row is about 3 miles west of downtown San Jose, and we do not charge for the drive to you. Morning arrival in the South Bay is between 8 and 10 AM, and the foreman calls about 30 minutes before arriving. A move to Rose Garden, Willow Glen or Campbell usually stays inside 10 minutes, so double drive time does not apply; a move to the Peninsula or East Bay would.
