Santa Teresa Movers for South San Jose Family Homes
Santa Teresa movers for two-story family homes, courts and townhome complexes below the Santa Teresa Hills. 3 movers $175/hr. Call 1-877-417-6060.
Below the hills, at the end of the light rail line
Santa Teresa is the far south edge of San Jose, the part of town where the subdivisions stop and the Santa Teresa Hills take over. Santa Teresa Boulevard runs through the middle of it, Bernal Road and Cottle Road carry traffic toward the freeways, and the VTA light rail ends at Santa Teresa station near Highway 85. To the south, Coyote Valley is still mostly open land, and the ridge to the west is county park with hiking trails.
It is a neighborhood of households rather than storefronts. Most of what we move here is a whole family house: bedrooms upstairs, a living room and kitchen downstairs, and a two-car garage that has filled up over the years.
What our own numbers say about South San Jose moves
We do not keep a separate count for Santa Teresa, so these figures are for San Jose as a whole:
- Between mid-July and late October 2026 we received 39 quote requests from San Jose addresses, not counting account work, and 24 of them booked or completed.
- One-bedroom homes were the most common size in those requests, followed by three-bedroom homes.
- 36 of the 39 were local moves; 3 were long distance.
No requests in that window came from ZIPs 95119 or 95138 specifically, which is why we quote the citywide figures here.
Tract houses, courts and complexes
Two-story tract homes
The typical Santa Teresa house has the bedrooms on the second floor and a staircase that turns at a landing. Box springs, king headboards and tall dressers are the pieces that decide how long the stairs take, so we look at the landing during the estimate.
Single-level homes on the older streets
Some blocks have one-story houses with long hallways. No stairs, but every room is a longer walk to the truck, and floor runners go down along the whole path.
Townhome communities
Complexes with private streets and assigned parking usually have an HOA. If yours asks for a certificate of insurance, we issue it at no charge once you send the association name, mailing address and email.
Getting a truck into a cul-de-sac
Courts are everywhere here, and they are friendly to a moving truck as long as there is room to turn around at the bulb. When neighbors park all the way around the circle, the driver may have to back in from the main street, which takes a few extra minutes. A quick word with the neighbors the night before usually solves it.
Driveways are the normal loading spot. Pull the cars out and onto a side street so the truck can sit close to the garage. If the truck has to hold a stretch of city curb, San Jose's Department of Transportation issues a Tow-Away Permit; give it about two weeks.
Streets near schools get crowded at drop-off and pickup, so if you live near one, a morning start beats the afternoon.
From our base to your door
Santa Teresa is about 10 miles southeast of downtown San Jose, a straight run down US-101 or Highway 87 to Highway 85. There is no charge for our travel to your house. If the move ends somewhere more than 10 minutes away, the drive between the two addresses is counted twice, which is how California regulates hourly moves. A move from here to Almaden Valley or Blossom Valley stays short, so nearly all the billed time is spent loading and unloading.
Rates for a Santa Teresa house
A crew of 3 movers at $175 an hour is the standard for a two- or three-bedroom home here. If your house is a three-bedroom over 1,800 square feet or has four or more bedrooms, we send 4 movers at $235 an hour. Two movers at $145 an hour fits only a very small move. There is a 3-hour minimum, then billing in 15-minute steps, at the same rate seven days a week. Blankets, floor protection, tape and loaner wardrobe boxes are included; packing boxes are charged only for what you use. See the moving cost guide for what moves the total.
From a studio to four bedrooms: Santa Teresa move costs
We grouped the billed hours from local jobs we closed between July and October 2026 by home size and set them next to the crew rate for each size. The rows show what is common, not what is promised. Your invoice follows the actual time on your job.
| Home size | Crew | Typical hours | Typical cost |
|---|---|---|---|
| Studio | 3 movers, $175/hr | 3.5 to 4 hours | $613 to $700 |
| 1 bedroom | 3 movers, $175/hr | 3 to 4.5 hours | $525 to $788 |
| 2 bedrooms | 3 movers, $175/hr | 4.5 to 7.75 hours | $788 to $1,356 |
| 3 bedrooms, under about 1,800 sq ft | 3 movers, $175/hr | 7 to 12.5 hours | $1,225 to $2,188 |
| 3 bedrooms over about 1,800 sq ft, or 4+ bedrooms | 4 movers, $235/hr | 7 to 12.5 hours | $1,645 to $2,938 |
Based on billed hours from local moves for direct customers that we closed July to October 2026 (middle 50%), drive between addresses included; account or partner-billed jobs and full-packing jobs excluded. Add packing materials used. The 3-hour minimum applies to every move.
Two-story tract homes with a staircase that turns at a landing set the pace here, since box springs, king headboards and tall dressers decide how long the stairs take.
Before the crew arrives in Santa Teresa
- Sort the garage first. Bikes, tools and shelving take more time than most people expect.
- Ask your HOA for written move rules and any truck limits if you live in a complex.
- Clear the driveway and tell the neighbors in your court which morning the truck comes.
- Take down wall TVs or let us dismount them; we disconnect and reconnect, but we do not wall-mount.
- Keep a phone handy: the crew calls 30 minutes before they reach you, inside an 8-10 AM window.

Questions and answers
Can a full-size moving truck turn around in my court?
Usually yes, if the bulb at the end is clear. When cars ring the circle, the driver backs in from the street instead. Tell us when you book and we plan the approach.
How many movers does a two-story Santa Teresa house need?
Most two- and three-bedroom houses here get 3 movers. A three-bedroom over 1,800 square feet, or any home with four or more bedrooms, gets 4 so the stairs do not slow the whole day.
Do you charge to drive down to South San Jose?
No. Travel to your address is free. Only the drive between pickup and drop-off counts, and it is doubled when the two are more than 10 minutes apart.
My townhome HOA wants proof of insurance. Can you send it?
Yes, at no charge. Send us the HOA or management company name, its mailing address and an email, and we issue the certificate before move day.
What time will the crew show up?
Morning jobs in the South Bay arrive in an 8-10 AM window, and the crew calls about 30 minutes before arriving.
Can you pick up a few things from a storage unit on the way?
Yes. On a local move an extra stop costs only the time it takes, with no stop fee.
