Spartan Moving truck in Pacific Heights

Pacific Heights Movers for Large Homes and Flats

Pacific Heights movers for mansions, Victorians and doorman condos around Alta Plaza and Lafayette Park. 4 movers $235/hr for big homes. 1-877-417-6060.

Homes on the ridge, room by room

Pacific Heights holds some of the largest private houses in San Francisco, and the furniture inside matches. Along Broadway, Pacific Avenue and Washington Street, mansions run four floors with formal dining rooms, libraries and art. The side streets hold Victorians and Edwardians, many split into roomy flats, and the corridors near Van Ness and Fillmore have apartment and condo buildings, plenty of them with a doorman. The Haas-Lilienthal House on Franklin Street gives a sense of the era most of the older houses come from.

For us that means fewer boxes per hour and more careful handling: marble tops, glass shelving, chandeliers and antiques that each get their own wrapping.

Slopes, parks and stairs to the front door

The neighborhood sits on a ridge that drops sharply north to Cow Hollow and the Marina. Some north-south blocks are steep enough that the truck can only stop on the flatter cross streets, and the Lyon Street Steps between Broadway and Green replace the road outright. Homes facing Alta Plaza Park and Lafayette Park often have long walks and staircases up from the sidewalk. Fillmore and Sacramento Streets are full of shoppers, so a reserved spot one block off is often better than the curb out front. Temporary no-parking signs come from the SFMTA; our permit how-to has the details.

Why most Pacific Heights houses get four movers

A three-bedroom over 1,800 square feet, or any home with four or more bedrooms, gets four movers at $235 an hour. Flats and condos usually take three movers at $175, and two movers at $145 fits only a very small job. The same rates apply seven days a week, with a 3-hour minimum and quarter-hour billing after that. Full-service moves include furniture disassembly and reassembly, floor protection, blankets, tape and wardrobe boxes you hand back afterward; packing materials are charged as used. See how moving costs add up.

Typical cost to move in Pacific Heights

To show what the rate adds up to, we took the billed hours from jobs our crews finished this year and applied the standard crew rate for each size. No two Pacific Heights homes pack the same way, so your bill comes from the time on your job.

Based on billed hours from local moves for direct customers that we closed July to October 2026 (middle 50%), drive between addresses included; account or partner-billed jobs and full-packing jobs excluded. Add packing materials used. The 3-hour minimum applies to every move.

Houses with many floors, long walks and staircases up from the sidewalk, and blocks so steep the truck stops on a flatter cross street, often put these homes in the four-mover rows.

The drive from San Jose

Pacific Heights is about 43 miles northwest of downtown San Jose. The drive is up US-101 into the city, and you are not billed for that travel. Between your two addresses, state rules double the drive time only if they are more than 10 minutes apart, so a move down the hill to the Marina usually is not affected while one to the Peninsula is.

Our San Francisco record

Our ZIP-level counts for 94115 and 94123 this season are too small to be meaningful, so here is the city view. In the roughly three months from mid-July to late October 2026, San Francisco produced 43 quote requests, not counting account work. Of those, 28 booked or completed, and 40 of the 43 were local moves.

Getting a big house ready

  • Book an on-site estimate. We do not quote large homes by video, and a walk-through catches the attic, garage and wine room.
  • List the pieces that need special handling: pianos, art, stone tops, clocks, chandeliers.
  • Decide what goes to storage if you are remodeling; storage is a flat monthly rate.
  • Get your HOA or building's COI requirements and send us the name, mailing address and email.
  • Sort out curb space well ahead, ideally off Fillmore and Sacramento.
  • If friends or an agent referred you, mention it; referral and agent discounts apply with a name or phone number.

Questions and answers

How long does a four-floor Pacific Heights house take to move?

It depends on the contents more than the square footage. We set expectations during the on-site estimate, after seeing every floor, the garage and storage rooms.

Do you move grand pianos?

Yes, always with four movers. Tell us how many steps there are at each address.

Can you put things in storage during a remodel?

Yes. Storage is billed as a flat monthly price, which is never discounted, and we bring everything back when the work is done.

Is there a discount if my realtor referred me?

Yes. A real-estate-agent referral is 7% off, and a friend referral is 5%. We just need the referrer's name or phone number.

Will you take down light fixtures or mount the TV?

We dismount TVs and can connect them at the new home, but we do not wall-mount them. Hard-wired light fixtures are a job for a licensed electrician, so plan that separately before move day.

Can I pay by check?

No. We accept cash, money order, Visa and Mastercard. Card payments carry a 3% fee.
