One small city, two very different moves
Belvedere covers the tip of the Tiburon Peninsula: Belvedere Island rising steeply out of the water, part of Corinthian Island, and the houses ringed around Belvedere Lagoon. Richardson Bay is on one side and the open bay toward Angel Island and San Francisco is on the other. It shares the 94920 ZIP with Tiburon, and every vehicle reaches it the same way, down Tiburon Boulevard from US-101 and then over one of the short causeway roads.
On the island, a move is a stair problem. Around the lagoon, it is mostly a flat carry. We ask which one you have before we quote.
Belvedere Island: built into the slope
Island houses are stacked up the hillside along winding streets like Belvedere Avenue, West Shore Road and Golden Gate Avenue. Many have the garage at road level and living space one or two floors above or below it, joined by outdoor stairs, landings and view decks. Some older houses are reached by walkways and footpaths that the truck cannot follow. Expect furniture to come apart more often here, and plan for the crew to carry rather than roll.
Around the lagoon
The lagoon side is level ground with mostly single-story and two-story homes, many with docks or patios on the water. Truck access is easier, and a 3-mover crew can usually work straight from the driveway. Outdoor furniture, kayaks and dock gear are the things people forget to mention, so put them on the list.
Belvedere pricing in plain terms
Lagoon homes of 2 or 3 bedrooms are typically quoted at 3 movers, $175 an hour. Island homes with 4 or more bedrooms, or 3 bedrooms above 1,800 square feet, get 4 movers at $235 an hour, and on the island stairs that fourth person earns their place. Every move starts with a 3-hour minimum and then counts in 15-minute blocks; weekends cost the same as weekdays. Blankets, wardrobe boxes, tape, floor protection and furniture disassembly and reassembly are included, and packing materials are added as used.

With the garage at road level and the living space one or two floors above or below it, Belvedere Island homes add stair time to every trip; there is no stair fee, only the time.
The road in and the street at your door
Belvedere is about 48 miles northwest of downtown San Jose in a straight line. From the city side it sits past the Golden Gate Bridge, off US-101 at the end of Tiburon Boulevard. We do not charge for the trip to your home. If your second address is more than 10 minutes away, the drive between the two is billed at double time under California rules.
The City of Belvedere has its own rules for working and parking in the public right of way, and island streets have little room for a large truck to stand. We check the current requirements for your street and date with you, and if the street is too tight for our 26 ft truck, David looks at the access before move day and tells you whether a shuttle is needed. If a truck ends up double-parked and gets a citation, that cost is added to the bill, which is one more reason we plan the spot ahead.

None of our mid-July to late-October 2026 quote requests came from 94920. What we can share is regional: the 4 Marin requests we received in that period, not counting account work, were all local moves, and all 4 booked or completed.
Belvedere moving checklist
- Tell us whether you are on the island or the lagoon, and send the address so we can look at the street.
- Count stairs from the garage or street to the main floor, and between floors.
- Measure large pieces against the tightest turn on the stair, not just the front door.
- Have glass tables, mirrors and art set aside for boxing or padding.

Questions and answers
Can the truck reach my island home?
Sometimes it can stop right at the garage. On the narrowest streets, David checks the access before move day and tells you if a shuttle is needed. A shuttle adds truck rental and labor, so you know about it in advance.
We have a lot of glass and art. Can you pack it?
Yes. The crew can box mirrors and framed art and pad glass tabletops, and we charge only for the materials actually used.
Can you move a grand piano off Belvedere Island?
Yes, with 4 movers, which is our rule for every grand piano. Tell us about the stairs and landings so we can plan the route out.
Our new building needs a certificate of insurance. Is there a fee?
No. Send us the HOA or management company name, its mailing address and an email, and we issue the certificate free.
How do I pay?
